Full-service design is our complete, end-to-end approach – bringing every stage of the design journey together under one coordinated service.

From early feasibility and concept development through technical delivery, approvals, coordination and post-completion reviews, we can provide a single, cohesive route from first idea to finished environment.

Rather than fragmented appointments across multiple stages, full-service design creates a seamless progression between strategy, creative development, technical resolution and implementation. This reduces risk, protects the programme and ensures every decision builds logically on the last.

Where appropriate, this service can also extend into formal project roles such as contract administration – although we often recommend this sits with the Quantity Surveyor or Project Manager to maintain clear commercial governance – and the Building Regulations Principal Designer (BRPD) role, ensuring coordinated compliance throughout the design phase. This is distinct from the CDM Principal Designer health and safety role, which we do not provide. The BRPD role relates specifically to Building Regulations compliance and design coordination under UK The Building Safety Act 2022.

Why chose full-service design

This end-to-end service is designed for clients who want complete continuity, strategic clarity and a single point of accountability throughout the project lifecycle. By overseeing every stage, we ensure that design intent, technical compliance, commercial priorities and delivery quality remain fully aligned from start to finish. This service can be combined with POE (Post Occupying Evaluations) and attending 6 months to 1-year post-handover design reviews, and attending contractor visits.

A full-service design project can cover these services:

Our role is to bring structure, momentum and confidence to the entire process. Acting as your lead design partner, we coordinate internal teams, third-party specialists, contractor interfaces and statutory approvals to deliver a fully integrated outcome, including post-handover support where required.

Our full-service design approach

Leading the project from strategy to completion

We manage the entire design journey as one connected process.

This includes:

  • Feasibility, test fits and briefing
  • Space planning, concept and storytelling
  • Detailed design and technical coordination
  • Delivery support and staged aftercare reviews

Providing continuity at every step.

Maintaining design integrity throughout

By remaining involved across all stages, we protect the original vision as the project evolves.

This allows us to:

  • Maintain consistency from concept to completion
  • Reduce design dilution through delivery
  • Ensure every decision supports the wider objectives

Creating a stronger and more cohesive final environment.

Coordinating specialists, consultants and contractors

A fully integrated service depends on close collaboration.

We coordinate with:

  • Contractors and specialist subcontractors
  • M&E, structural and technical consultants
  • Lighting, signage and FF&E specialists
  • Landlords, centre teams and statutory authorities

Supporting statutory and formal duty-holder roles

Where required, our service can extend into wider project leadership responsibilities.

This may include:

  • Building Regulations Principal Designer (BRPD) services
  • Support with formal approvals and compliance pathways
  • Contract Administration oversight where appropriate

Always ensuring responsibilities are clearly defined and proportionate to the project. The BRPD role specifically relates to preparing drawings for submission for building regulations approval and is not to be confused with the CDM Principal Designer role focused on construction health and safety.

Providing structured delivery and post-completion assurance

Our involvement continues beyond design issue.

This includes:

  • Delivery-stage design support
  • Coordination of contractor queries
  • 2-week, 6–8-week and 12-month aftercare reviews
  • Verification that defects and snags are closed out

Ensuring quality is carried through into operation.

Designed with responsibility in mind and delivered as one seamless process

Our full-service design model reduces fragmentation, improves coordination and minimises unnecessary redesign or rework. By carrying the project through every stage, we create a more efficient, accountable and commercially robust route to delivery.

This is more than a collection of services – it is a fully integrated partnership model. The result is a streamlined, strategically led and technically coordinated process that protects design quality, compliance and project outcomes from first conversation to final sign-off and aftercare, if included within our services.
